Construction Dispute Resolution Experience

Ms. Warren, widely respected for crafting creative solutions to complex issues, has extensive experience resolving construction defect claims. Her construction experience includes claims relating to single-family residences, as well as claims involving large multi-unit residential developments. She appreciates the impact that insurance issues can have on the resolution of construction cases and works with the parties to address and resolve the issues.

Since joining JAMS in 1998, Ms. Warren has handled numerous construction defect mediations throughout California, as well as in Las Vegas. She understands the value that expert witnesses bring to the mediation process and works with the experts and cost estimators on all sides to find common ground on defining the defect, as well as working toward agreement on mediated repairs.

Prior to becoming a full time mediator and arbitrator, Ms. Warren served as senior litigation counsel for a large financial institution with real estate interests in commercial, residential, hotel, apartment, and condominium complexes. She managed many of the litigation matters relating to the disputes arising out of these interests, working with insurers, borrowers, developers, and homeowners associations toward resolution.

Ms. Warren holds an active California real estate brokers license and has mediated and arbitrated hundreds of cases involving a variety of real estate issues.

Representative Matters
  • Commercial Buildings: Mediated claims involving defective construction of commercial property, including environmental issues, tenant improvements, and issues involving surety and performance bonds
  • Condominium Projects: Mediated and coordinated negotiation of multi-party claims involving defects in large condominium complexes. Worked with homeowner association, developer, and subcontractor counsel in addition to experts in multiple trades to negotiate scope of defect, method, and cost of repairs
  • Mold issues: Mediated a number of claims involving mold from both a construction defect and personal injury perspective
  • Residential Property: Resolved many cases involving issues of defective construction of single-family residences, including roof, drainage, soils, foundation, water intrusion, plumbing, electrical, and a myriad of other defective conditions
